Air conditioners are important when you’re buying or selling a home

Buying homes is a difficult and frustrating process. When I finally got my credit over 750 and had saved enough money for a downpayment, I had little trouble securing a 200k mortgage from a local bank. I thought that would be the taxing part of the process and finding a home would only take a month or 2 at most. I was wrong on so many levels and had no idea that I’d be facing a competitive market where sellers have more offers than they can handle. After I was outbid 2 times in a row, I started to get discouraged and wondered if I’d ever find a house. At that point I decided to change my scope and look at older properties that might need a little bit of work to get them livable. The number of homes in this category is smaller because we have so much new development going up, but there were still a lot of chances when I looked initially. I finally found a home that I liked, but after the inspection I realized the air conditioning was 20 years old. Between that fact and the condition of the home as a whole, I was able to lower my offer and still get the house. Air conditioners are important when you’re buying or selling a home. If you’re the seller, it’s in your best interest to have a newer air conditioning so you can get more money for the house. If you’re a buyer, you have to factor in the price of a brand new heating and A/C plan if the existing one is over 15 years old at the point of purchase. You either lower your offer or you bite the bullet the minute the home is in your name.
