I will admit it, I am not a undoubtedly great landlord, and i have a rental beach house and I do legitimately no work to it, but anytime a renter calls me for help, I let them guess their rent is going up; How I justify it is that if I call a Heating and A/C business or a plumber for them, it will come from their rent.
So if I need to schedule service for them, I add more onto their bills.
I also don’t like going over to the rental property if they need help. I don’t check drains, clean windows or paint the rooms, but what you see is what you get. All our renters are on the same page except for Jenna! Jenna calls me at least once a week for concerns. She wants a plumber, electrician or Heating and A/C business just about every week. When I threaten to raise her rent she then drops it. Her newest thing was legitimately a real issue that I did not realize since she cries wolf so often. She called me many times about bees in her ductworks. I figured it was just 1 bee. I told her get spray and be done with it. She kept calling and begging for an exterminator… Rather than call the pest guy I called a Heating and A/C business and figured I would get duct cleaning anway. The Heating and A/C professional did not end up doing the job. Apparently there was a swarm of bees so exhausting in the ductworks that he could not get in her apartment. I legitimately had to call an exterminator.
